The Impact of the Intercounty Connector on Property Values in Montgomery County, MD

Sufficient research shows that new roadway construction can have negative affects on nearby residential property values. The purpose of my study is to measure these negative impacts on adjacent properties from a newly proposed highway, the Intercounty Connector, in Montgomery County, Maryland. Using data from the State Highway Administration's previous impact-study (DEIS 1997) of the Intercounty Connector, as well as previous research on new roadway externalities, the study will use regression analysis to try and predict the overall loss of property value to residents located within a certain distance of the proposed highway once it is built. The study will also look at other impacts of the Intercounty Connector, such as environmental and business impacts. Finally, the study will include positive benefits of the Intercounty Connector, along with the negative externalities residents will experience. Data analysis is in progress and the results will be ready before the research expo.
